The central properties might be hard to reach with the way the rivers are placed. They prevent anyone from taking it. There is
still extra space at the sea, maybe some outlying properties or a comm tower could be useful here but i have a feeling this was
made in RBC. The labs could be reduced and ditching the HQ as well
